December 21, 2010Late rental payments are unfortunately a common and ongoing problem for Housing Associations.
Using text as an alternative to a postal reminder not only speeds up the prompting process, it takes away the cost of producing and posting a paper version – and there is no guarantee it will be read. Post is easily left unopened, particularly if someone knows what the letter content is likely to be and they are in denial or avoidance mode.
Similarly, a telephone call is easy to ignore, or the tenant may not be able to take the call as they are at work etc. Text is confidential, non-intrusive and more difficult to take no-notice of.
Setting up to send text reminders is simple
An SMS gateway integrated with any of the main Housing Management Applications, such as Orchard and IBS (or the Housing Association’s bespoke line of business system) – enables text messages to be sent via email to any mobile number held on the tenant database. You can even set it up to automatically generate reminder messages at certain date lines – perhaps a week before the rent is due, the day before etc.
A full audit trail of all text traffic is available
So if a rent arrears problem escalates to an eviction notice or court action, you will be able to provide a full report of the text communications sent trying to resolve the issue.
